Realtor Ben Allen knows Hamburg like the back of his hand. He’s  “bought, built, flipped, rented, remodeled and lived in various neighborhoods in 40509 which,” he says, “allows me to offer a firsthand experience when marketing homes for sellers or introducing buyers to specific neighborhoods in the area.”

In fact, he adds, he and his wife and their two boys, “live in Greenbrier, where my wife’s family built, developed, and continues to operate the Greenbrier Golf and Country Club. The change and progress we have both seen in the Hamburg Area has been tremendous and to say we feel blessed to enjoy ‘our side’ of Lexington would be an understatement.”

On August 8, he is celebrating a very special work-a-versary. It’s the birthday of The Brokerage.

In 2018, he and “a few other like-minded, top producing agents and friends working in the Central Kentucky Real Estate Market started having a few conversations — a series of conversations, really. Spirited, passionate ones, set on serving our clients and communities with an uncommon level of professionalism and care.”

On 8.8.18, the Brokerage was born. Since then, he says, they’ve “added 63 Real Estate Advisors, sold the most homes in Fayette County since 2020, and supported by a broker with nearly 35 years of industry experience, tirelessly working together to provide exceptional service to all of our friends and clients.”

Allen definitely enjoys a home court advantage in Hamburg, and this month, he’s sharing two of his unique finds with our neighbors and readers.

2581 Walnut Grove Ln

Allen knows a unicorn when he sees one and he’s found one at 2581 Walnut Grove Lane.

He says,  “In our special bluegrass side of heaven, Lexington KY, 40509; the opportunities this property provides are unmatched.”

He asks, “Are you looking for 30+ acres with a horse barn, equipment shed, 2 additional barns, 2 turnkey apartments with fenced paddocks, animal waters, a beautiful 8000+ sqft home with resort style pool out back? Do you also want the ability to drive your golf cart to the Greenbrier Golf and Country Club without getting on a main road?”

Maybe you’re bringing imagination to the table?  “Were you looking for a property you could divide into 3 smaller tracts? You could add two additional homes for family, friends or guests. Or you could sell a piece as an investment?”

“Did you want all of this within 5 minutes of Costco and interstate access and within 10 minutes of Hamburg?”

Allen says as hard as it is to find even one of these possibilities in Fayette County,  “2581 Walnut Grove offers it all!”

This property is zoned ‘agricultural rural’ so “you are not bound to any specific neighborhood restrictions. Bring your horses, bring your cattle, bring your zebras, and camel.”

The main residence on the property is a 2-story home over a fully finished basement with an attached 4-car garage. There is over 8000 sq ft of finished space here to be shaped into exactly what you have been looking for. The family room has massive bay windows overlooking the pool deck area complete with additional pergola and firepit custom made with central Kentucky-mined rocks and stones. You can rest assured that you’ve never seen a central Kentucky sunset quite like one viewed from the fire pit overlooking this farm.

The second floor primary bedroom has an equally large bay window area that overlooks the entire property.

Stroll down the farm lane lined with picturesque mature oak trees to the horse barn. Fully decked out with 16 horse stalls, tack room, it offers direct access to the adjoining apartment (perfect for a farm manager, long term guest, or perhaps to even generate some income as a rental property). A second machinery and equipment garage is located near the horse barn for storage, a workshop, or anything else you can dream of parking in it. This building also has a fully finished 2-bedroom apartment. An additional hay barn has had recent updates and is located behind the machinery garage.

Possibly the most rare aspect of this property is the potential for the new owner to divide it into smaller tracts in accordance with LFUCG restrictions. This property is a total of 3 separate tracts all equalling 32.53+/- acres with each smaller tract equalling at least 10acres. The first tract has no current buildings, but it does have a pond located on that property.  The second ‘middle’ tract currently has one wooden animal/hay/equipment barn. The final tract currently has the main residence and all other buildings located on it.

Even given all the perks and opportunities that 2581 Walnut Grove Lane have to offer, Allen says, “my personal favorite and certainly most notable, is that ‘Gunner,’ 40509’s favorite camel could stay with the farm to help the new owner make a smooth transition!”

1813 Bahama Road

For decades, Greenbrier has been one of Lexington’s favorite neighborhoods, featuring large homes and lots, ample greenspace and country club access — and even with all the country charm, it’s only a few minutes from all of the amenities Hamburg offers, and all of the convenience of proximity to I-75 and I-64.

The current listing at 1813 Bahama Road is one of a kind, and offered at $1,860,000.

Allen says, “Offering possibly the most unique backyard setup in the Hamburg area and anywhere around, [it’s] a picturesque setting that can only be found here in Central Kentucky. Located just five minutes from Costco, but seemingly worlds away with a golf course out front and a world class horse farm out back.”

The ranch-style home was custom designed and constructed by the current owner, Raj P. Laungani under the careful craftsman eye of builder Curt Ferguson in 1983. Allen says, “Since then, Mr. Laungani has maintained this home beyond any that I have ever been in. Every update has been taken into careful consideration and done with top of the line professional craftsmanship. Energy efficiency has always been a priority. Specialty energy-efficient windows were even brought in from California and used to replace the old.”

From the front porch of the single story ranch, homeowners can greet neighbors out for a walk or out for one last spin in their golf carts before bedtime.

The first floor interior offers 4 bedrooms with 2.5 baths. The hardwood flooring with various inlays is in impeccable condition and the basement boasts a full spa area with hot tub, heated floors and seating, and a full size sauna for those looking for the perfect staycation.

A rare feature in the Hamburg area is the guest house located on the property. Complete with garage, office with attached bath, and a full second floor living space, guests will enjoy full kitchen and laundry facilities and an abundance of storage.

But step out back for the real magic.

As you take in the sun setting over historic Dell Ridge Farm, the view includes a one-acre lot that features two full-service outdoor kitchens, covered porches and gazebos, custom lighting and (12 custom) fire pits.

You and your guests will enjoy the beauty that Kentucky has to offer in this carefully crafted outdoor oasis, alongside convenient access to all the amenities, shopping, and dining available just a few minutes away.
